*About West Egg*
West Egg Real Estate is a non-traditional private equity real estate firm founded by ex-Google and ex-Amazon engineers.
At West Egg, we bring modern technology, startup mentality, and first principles thinking to one of the most antiquated industries in the world - commercial real estate (CRE).
We are a lean team, striving to reignite creativity in a creatively bankrupt industry, by constantly questioning how old problems can be approached in new ways.
We don’t function like other real estate companies.
The current CRE ecosystem is not set up to maximize property value, nor encourage creativity.
Critical roles, such as marketing, sales, product, and property management are commonly outsourced.
At West Egg Real Estate, we bring these critical roles in house so that innovation can thrive.
*About the Role* Today, at West Egg, we maximize property value by redesigning and adding value to mis-managed and underutilized properties.
We are seeking a Construction Manager to own a critical component of the real estate business - creating the product.
At West Egg Real Estate, the Construction Manager will NOT develop and carry out construction plans in silo.
The ideal candidate will have an appetite to understand the overall business plan and be able to work closely with marketing, sales, finance, and operations to design and deliver a product that marries the tenant’s and business’ goals on schedule.
The role demands a strategic leader who excels in navigating ambiguity, architecting complex construction plans, and driving projects to meet ambitious deadlines.
*From day one, you'll be instrumental in:* * *Architecting Construction Plans*: Collaborate with marketing, sales, finance, and operations to design a cross-functional construction plan that maximizes value for the tenants, our business, and future buyers, while minimizing cost for West Egg Real Estate.
This is an interdisciplinary, iterative process and you will be at the center of it.
* *Accelerating Construction Timelines*: Construction blocks leasing.
Leasing blocks financial stabilization.
Financial stabilization blocks our team from moving to the next project.
You will be responsible for shrinking construction’s presence on the project critical path.
* *Project Execution*: Own all stages of construction projects, from planning and permitting to construction and final inspection, ensuring adherence to timelines, budgets, and quality standards.
* *Risk Management*: Proactively identify potential project risks, develop contingency plans, and implement solutions to mitigate impact on timelines and budgets.
* *Stakeholder Communication*: Regularly provide concise, relevant updates and visibility to stakeholders across the business, ensuring transparency and alignment on project progress, challenges, and milestones.
*You're the ideal candidate if you:* * Seek to deeply understand business priorities and goals so that you can integrate construction plans and keep construction off the critical path.
* Love everything from high-level, interdisciplinary design to making sure all of the outlets and baseboards are correctly installed.
* Have an affinity for mechanical, electrical, plumbing, and structural construction projects.
* Crave a creative outlet within the physical world.
* Are energized by a fast-paced, high-stakes environment, where you’ll manage multiple projects simultaneously with aggressive deadlines.
* Love navigating ambiguity and adapting to meet the requirements of unforeseen challenges.
You are motivated, not deterred by setbacks.
* Understand the difference between ownership and merely completing tasks.
* Possess excellent communication skills, providing concise, relevant updates to stakeholders at all levels.
* Find it easy to adopt new software tools and know your way around spreadsheets.
*Specific responsibilities include:* * Flying out to properties to inspect buildings and create construction plans.
* Owning all of the company’s construction design/execution from inception to completion.
* Tracking construction progress and communicating it clearly with stakeholders.
* Identifying, managing, and building relationships with local contractors.
