## About the Project
We are undertaking the renovation of a steel-framed, 2,500 sqft duplex located in Austin, TX, 78704.
The project's foundation and frame are currently in place, with designs and permits already secured.
We aim to transform this space with a focus on quality and efficiency.
An on-site project manager will oversee all project quality aspects, ensuring the renovation meets our high standards.
## Role Overview
We are seeking a detail-oriented and experienced Virtual Assistant Construction Superintendent to join our team.
This role will play a crucial part in the pre-construction phase, focusing on cost estimation, schedule organization, and vendor coordination.
The ideal candidate will have a solid background in construction management, particularly in cost estimation and scheduling.
## Responsibilities
- \*\*Pre-Construction Cost Estimation:\*\* Accurately estimate the costs of labor and materials by liaising with local Austin, TX-based vendors.
Ensure that all estimates align with the project's budget and quality standards.
- \*\*Schedule Organization:\*\* Develop and fine-tune the project schedule, ensuring all activities are planned efficiently and align with project milestones.
- \*\*Vendor Scheduling and Confirmation:\*\* Coordinate with vendors and subcontractors to ensure their schedules align with the project timeline.
Confirm availability and negotiate terms to meet project needs.
- \*\*Collaboration:\*\* Work closely with the on-site project manager to ensure all pre-construction planning aligns with on-site execution.
Provide regular updates and adjustments to plans as required.
## Qualifications
- Proven experience in construction management, especially in cost estimation and project scheduling.
- Strong knowledge of construction processes, materials, and labor requirements, especially in relation to steel-framed buildings.
- Excellent organizational and communication skills, with the ability to manage multiple tasks and stakeholders remotely.
- Familiarity with the Austin, TX construction market, including vendor and subcontractor networks.
- Proficiency in construction management software and tools.
- Ability to work independently, with flexibility in scheduling to meet project milestones.
## Contract Details
- \*\*Contract Value:\*\* $3,000, paid in installments according to objective project milestones.
- \*\*Schedule:\*\* Flexible.
The candidate can work according to their own schedule, provided project milestones are met in a timely manner.
