Position Details We are currently seeking a Site Development (SD) Project Manager to join our vibrant team of 15 employees and play a pivotal role in bringing our infrastructure solutions to fruition.
As SD Project Manager, you will be expected to oversee the entire lifecycle of a site from SCIP to construction complete.
Your experience as a project manager will guide you as you manage Site Acquisition, Engineering, Regulatory and Construction vendors to take each site from RF approval, through design, municipal consent, permitting, construction, and final integration.
As each project enters its lifecycle, you will be expected to be versatile and flexible while leveraging your experience in both macro and small cell development to take ownership of the project workflow.
The SD Project Manager will also manage multiple aspects of a site’s due diligence process including site procurement, licensing, permitting, utility coordination, and fiber delivery.
In addition, you will own the project P&L to ensure financial goals are met and services are invoiced.
Your creative problem-solving and decision-making skills will drive the program’s success and your ability to develop new processes and procedures will be essential.
Responsibilities: Act as the main POC accountable for the project and client relationship and first level escalations.
Attend client update calls and provide updates via weekly reports and milestone forecast dates.
Build and drive teams to complete site development work with a primary onus on the full lifecycle of a site such as real estate, leasing, zoning, A&E, regulatory, environmental, permitting and construction tasks.
Manage financial budgets including quarterly and annual budget forecasting, manage purchase orders invoicing, and own individual project financial goals.
Update project milestone forecast dates and completion dates in all databases of record internally and at the client level.
Hold stakeholders accountable for accuracy of data.
Manage contractors and consultants to ensure major milestone completion dates are met.
Proactively identify potential project risk factors, communicate these to the project team and work with management internally to mitigate and manage the risk.
Coordinate with municipalities to obtain municipal approvals, consents, and permits.
Coordinate with A&E firms to complete site drawings, exhibits and designs.
Responsible for project creation and site-level data accuracy in all databases of record.
Coordinate with internal teams to provide guidance and direction on deliverable requests and deadlines.
Support sales team with SLA, LOI and Business Development Initiatives.
Qualifications: Experience with obtaining real estate entitlements on private property and within municipal rights-of-way.
Minimum of 10 years of wireless site development, leasing, regulatory and wireless construction experience.
Experience with the full lifecycle of a site, developing macro towers, small cells, and build-to-suit cellular solutions.
Strong vendor management skills with proven ability to drive milestone completion dates and project deliverables.
Self-starter with strong financial management skills.
Site acquisition and construction vendor management experience.
Proven team player with a commitment to professionalism and excellence.
Entrepreneurial, creative, highly technical and customer focused.
The ability to rally internal and external stakeholders for task completion.
Track record of successfully growing businesses – both existing and adding new customers.
Demonstrated ability to manage time effectively while managing multiple priorities with competing deadlines.
Ability to work independently and collaboratively/or remotely with limited supervision.
Willingness to travel (day and overnight) within region of responsibility.
Experience trouble shooting and executing successfully with problem resolution.
Ability to thrive in a fast-paced start-up environment.
Site Tracker experience a plus.
Excellent verbal and written communication.
