Sol Systems is seeking Real Estate Manager, who have extensive knowledge of all facets of real estate transactions, including, but not limited to title and survey review, chain of title and other curative issues, direct landowner contact at times and a thorough knowledge of legal processes related to renewable energy development, including land acquisition, site control, contract compliance, and a working knowledge of key transaction documents.
The ideal candidate will be a hands-on team player supporting investment managers, projects and strategies with flexibility and professionalism.
The position requires excellent organization and communication skills, as well as the ability to balance priorities in a rapidly changing environment.
The candidate will be a member of the development team, supporting the company's utility scale solar business from a real estate perspective.
This person will be responsible for reviewing site control diligence materials and managing real estate documents for multiple ongoing projects ranging from initial land acquisition to construction ready.

Key Responsibilities: Draft and oversee compliance of landowner and third-party agreements including leases, amendments, estoppels, easements, assignments, subordinations and other documents related to the lease or purchase of property.
Be point person for company's real estate management platform.
Review vesting documents, title commitments, proformas, surveys, crossing agreements, and site plans in connection with required access and interconnection and jurisdictional requirements.
Perform land records and lien searches, and related legal research.
Identify and resolve surface and mineral title issues and draft curative documents.
Manage strategy to cure title and mineral rights issues for specific projects.
Conduct real estate due diligence on various M&A projects as assigned, including support of lease abstracts, title and survey review, as well as prepare memorandums for executive level review outlining the risks and liabilities of a given project.
Maintain global title issue trackers to support project development and financing efforts.
Track and coordinate action items on all permit conditions related to real estate.
Obtain rights of way and crossing agreements.
Obtain, review, coordinate ALTA surveys from development through to as-built.
Interface directly with local real estate counsel as needed to have site-specific, legal work completed.
Create or work with outside counsel to create real estate form documents as needed.
For mid- and late-stage projects, lead efforts and work directly with land owners to obtain expansion land of neighboring parcels, negotiate new lease terms and extensions, a cure real estate issues as needed to support the project.
For early-stage (greenfield) projects, help set the states and regions for expansion by researching and providing guidance on real estate costs, norms, and availability.
Bulk land acquisition for early-stage projects will be by land agents managed by others.
Evaluate alternatives such as leasing additional land, converting leases to purchase options, timing for execution of leases considering crop damage, etc.

A successful candidate will possess the following competencies, skills, and attributes: Four-year college degree 5+ years' experience in real estate for solar or land development.
A strong network and proven track record for managing consultants.
Notary public is a plus.
Location & Hours: The ideal candidate will work from our Washington, DC office.
